Wardman Hotel Owner: Marriott loses bid to change bankruptcy venue

Olympia, Wash., Feb. 10 – Wardman Hotel Owner, LLC’s bankruptcy case won’t be moved to the U.S. Bankruptcy Court for the District of Columbia from the U.S. Bankruptcy Court for the District of Delaware, according to a minute entry filed Wednesday.

Marriott Hotel Services, Inc. filed a motion seeking the venue transfer, saying that every aspect of the case is centered in the Washington D.C. area.

“The dispute that led to this proceeding is between [Wardman Hotel Owner] and Marriott, based a few miles outside of the District of Columbia, and involves a hotel management agreement governed by the laws of the District of Columbia,” Marriott said in the motion. “This is a textbook case for transfer of venue to the District of Columbia.”

Wardman Hotel Owner objected, saying the motion to transfer “represents nothing more than a baseless litigation tactic on the part of Marriott, unsupported by the facts or law, and which apparently is driven by its dissatisfaction with the otherwise fair and equitable treatment it has received to date in this court.”

“Marriott is clearly bent on being an obstructionist and increasing costs to the detriment of all participants in these proceedings, and nothing more,” the company said.

Washington, D.C.-based Wardman Hotel is the owner of a convention hotel, formerly operated as the Washington Marriott Wardman Park Hotel. The company filed Chapter 11 bankruptcy on Jan. 11 under case number 21-10023.
